condo building at the corner of north capitol and rhode island




does anyone who reads this blog live in the condo building on the southwest corner of north capitol and rhode island avenue? if so, i have a quick question for you. it would appear that your huge, old rowhouse has been lovingly restored from the shell that it was a couple years ago. that's great, it's wonderful to see old housing stock in this city used for something other than pigeon storage.

my question for you is this: when are you ever going to get some landscaping? the front and side of your building looks just like it did when the building was under construction. in other words: it's hideous. i feel bad for the people who have to wait for the g8 and the 80 bus lines on the street in front of your building, because it seems like you're not really respecting the community outside of your front door.

I live on that block, and couldn't agree more - except I don't think anyone is living in that building. The condos were on the market for a minute and then back off. Don't know if they are planning on renting.

I thought the same thing when I was waiting for the 80 bus the other day and saw a pile of burnt trash sitting in their yard.

um, the urban land company developer came in and did a halfass condo conversion on this formerly nice rowhouse. hideous hideous hideous bizarre side door, bricked up the old windows and lowered the ceilings to add a floor internally, used cheapshit materials, and finished up right as the boom had gone. i don't think they ever sold any. there was an auction sign up for a while, looks like the auction didn't work so you can expect to see this piece of crap sit that way for years and foreclosed on. greedy crappy condo conversion developers. rot in hell urban land company. (if not for this, then definitely for the "Monique.")

Urban Land Company is not a developer. They're a broker and represent a wide variety of small-ish to medium developers. I'm not sure what ever happened to this project but I don't believe it's being actively marketed.

No settlements have taken place in the building yet and in case you missed it about two months ago - the building was being foreclosed on by a bank. Now, I'm not sure if foreclosure was finalized but there sure were public auction signs up both on the front door of the building and the Urban Land Company sign. I think that is why it was taken down :)


And yes - Urban Land Company is just a broker, not a developer.

someone owns the building, correct? would that be urban land company? if so, then i think they're obligated to not leave an eyesore on so prominent a corner in our neighborhood. if not urban land company, then whomever the owner is is negligent.

Once again, Urban Land Company was not the developer and was never the owner. They were retained by the developer to perform brokerage services. As jesse mentioned, it looked like there had been foreclosure activity, which can be a long process. If it indeed is/was in that process, asset managers typically don't bother to hire anybody to maintain or fix up the property until the process is done. Good luck finding the responsible party.

As much as I think the Class 3 tax rate legislation sucks, it is designed to hit owners who leave properties like this.
